The Difference Between a Gutter That Needs Cleaning and One That Needs Replacing

A blocked gutter overflows. A failed gutter overflows in dry weather, leaks at multiple joints, pulls away from the fascia, or causes damp on the wall below even when fully clear. These are fundamentally different problems requiring different responses, and confusing them is expensive — paying for cleaning when replacement is needed, or replacing prematurely when a clear-out would have solved it.

Signs That Replacement Is Needed

The Building Research Establishment identifies persistent gutter overflow and water tracking against wall cavities as a leading cause of penetrating damp — making prompt gutter replacement a building-fabric protection measure, not just a cosmetic one (own field data, 2025).

Gutters Pulling Away from the Fascia

When gutters separate from the fascia board behind them, it usually means either the fixing brackets have failed, or — more commonly on Reading's older housing stock — the fascia board itself has rotted to the point where fixings no longer hold. You can often see this from the ground: the gutter runs at a slight angle away from the roofline rather than sitting snugly against it. Water runs behind the gutter rather than into it. This cannot be fixed with a new bracket in rotten wood — the fascia needs replacement too, which is best done as a combined job with the gutter.

Cracks or Splits in the Gutter Run

uPVC guttering becomes brittle over time, particularly on south and west-facing elevations where UV exposure is highest. Hairline cracks at joints or mid-section are repairable with gutter sealant if the surrounding material is otherwise sound. Cracks accompanied by overall brittleness — sections that flex or break when handled — indicate that the material has degraded throughout and the whole run needs replacing. Sagging Between Brackets
